Concrete Soffit
The problem
Under UK Building Regulations, concrete soffits over unheated spaces (like car parks or undercrofts) must meet strict thermal, fire, and moisture controls. To prevent heat loss, they must be insulated to achieve target U-values of 0.18 W/m^2 K for new builds or 0.25 W/m^2 K for retrofits (Approved Document L). Additionally, any applied insulation or surface linings must comply with European reaction-to-fire classifications (typically requiring Euroclass A1, A2, or B depending on building height and location under Approved Document B) while maintaining the slab's required structural fire resistance of 60 to 120 minutes. Proper vapor control layers are also essential to mitigate surface condensation and mold risk.
